Tenancy FAQs
WCHG have a team of Neighbourhood Officers ready to help you and assist in any enquiry you may have in relation to your tenancy with us.
To make it easier we have designed some Frequently asked questions and placed these under either Person or Property. There are also some quick links in some of the sections to make applications direct to the team.

Person

You will need to provide 12 months of evidence that they have lived with you and upload your evidence as part of the application. This needs to show various months throughout the 12-month period and you must provide various pieces of evidence.

To remove a joint tenant, both parties must agree with this. The departing tenant will assign their tenancy rights to the remaining tenant, this means they will no longer have any rights as a WCHG tenant and their tenancy will end from the date of the assignment.
If both parties do not agree, you will need to seek your own independent legal advice.

You will have to provide proof of the name change, this can be a marriage certificate, deed pole papers or decree absolute following a divorce. You an upload the evidence as part of the application.

We will need a copy of the death certificate and a termination form completed by the Next of Kin in order to terminate the tenancy.

However, please take note of the following before you submit your application:
- If you are already a joint tenant with the person who has passed away, you automatically succeed to the tenancy under ‘survivorship’. In order to update the tenancy, we will require a copy of the death certificate.
- If you are not on the tenancy but are the partner/spouse of the person who has passed away we will require evidence that you have lived at the property as the partner/spouse for at least 6 months. You will need to provide evidence of this & a copy of the death certificate.
- If you are not partner/spouse WCHG will assess your application to remain at the address, it may be that we can award you a tenancy but not award you the property depending on your circumstances. You will need to provide evidence that you have resided at this address for a period of 6 months or more & a copy of the death certificate.
- If you have not resided at the address for a period of 6 months or more you do not qualify under law to succeed to the tenancy/property. Please contact the Tenancy Management Team to discuss your options. It may be that you will have to terminate the tenancy and WCHG have no obligation to re-house you.

This does not automatically end your tenancy. If you want to extend your notice period please contact us on 0800 633 5500 or email NeighbourhoodAdvisors@wchg.org.uk advising the new expected termination date. Please note that once you have terminated your tenancy, the property will be advertised on Manchester Move.

If you do not complete a termination form your tenancy will continue to run and you will accrue rent arrears. Your tenancy is a legally binding document and to bring this to an end you must complete the full termination form.
If you do not terminate correctly and WCHG have to take legal action to recover the property you may be charged the legal fees.
Once the tenancy termination has been completed please return your keys to WCHG, Wythenshawe House, 8 Poundswick Lane, Manchester, M22 9TA.
If the office is closed there is a letterbox at the entrance to the staff car park (located on Woodhouse Lane). Please ensure the keys are in an envelope clearly marked with the full address with the date and time you have posted them in the letterbox.
Please note, if you terminate your tenancy on a Monday after 12 noon you will be charged that weeks rent.
It is part of your tenancy agreement with WCHG to maintain your own garden. If you do not maintain your garden you are in breach of your tenancy agreement and we can take legal action against you and you will incur the court costs.
If your garden becomes overgrown then WCHG may arrange for the works to be completed via a contractor but you will be re-charged for the work to be carried out.

However, if you meet one of the following criteria you can submit a request for ‘Assisted Gardening’ by clicking here
Criteria is:
- Aged 70+ and have a disability
- Unable to do own garden due to a disability
- Not have a household member over the age of 18
- Not have a Next of Kin live within 5 miles of your address
If you do not meet the above criteria we will be unable to assist you with your garden. Places on this scheme are limited and if we are at capacity we will be unable to accept your application.
However, we do have a pool of volunteer gardeners who may be able to assist you, if you are interested in this please contact us.
We also have a Tool Hire Scheme based at Benchill Community Centre where you can hire gardening equipment by using our friendly click and collect service by clicking here.
You must ensure that your property is your main and principle home.
If you are going to be away from your property for 28 days or more you need to advise the Neighbourhoods team by calling 0800 633 5500 or email NeighbourhoodAdvisors@wchg.org.uk to advise the following:
- Name
- Address
- Why you will be away
- When you will return
- Contact number – where we can contact you if you are in a different country
- An email address
- Details of a Next of Kin who will be in the UK who we can contact if we are unable to get in touch with you
- Have you made any arrangements for your property to be looked after?
