Civic regeneration – what does this mean for us? by Andrea Lowman
Wythenshawe town centre is set for an exciting transformation, and I’m thrilled to share how we’re playing a big part. As many of you know, Wythenshawe has always been a proud and lively place to live, and this new £500 million investment will transform the town centre into a vibrant new neighbourhood.
Manchester City Council (MCC), Muse, and other key partners are working in partnership on this ambitious project, which will revitalise the heart of Wythenshawe, creating new homes, businesses, public spaces and opportunities for our residents.
How are we involved?
The redevelopment will bring up to 2,000 new homes, and while we’re not delivering all of them, we’re in discussions to deliver some of the homes in partnership with Muse.
This isn’t just about building homes, it’s about creating a community that is affordable, aspirational, multigenerational and inclusive.
Alongside the homes within Civic, this investment will bring an additional £80 million into homes surrounding the town centre, strengthening Wythenshawe as a place where people want to live, work and stay.
More than just homes
This regeneration isn’t just about housing, it’s about creating a vibrant and thriving town centre. Over the next 10-15 years, the plans include:
- A new Culture Hub to bring arts, events and creativity to the heart of Wythenshawe.
- A food hub offering exciting dining and social spaces.
- A revitalised business district, including new office and retail space.
- Improved public spaces that make Wythenshawe more welcoming, accessible and green.
- A digitally accessible community space.
And this isn’t just an investment in places, it’s an investment in people. This project is expected to create at least 300 new jobs, providing real opportunities for local people and businesses.
A ground-breaking approach to sustainability
One of the most exciting aspects of this project is to design highly energy-efficient buildings, integrating green spaces like urban allotments, roof gardens and planting, and ensuring Wythenshawe is leading the way toward net zero carbon.
A place for everyone
This is a once-in-a-lifetime opportunity to create a town centre that truly works for everyone. Whether you’re a young family, a first-time buyer, a long-time Wythenshawe resident or a new business owner, this regeneration will maximise social value and economic opportunity for all.
It will also be a key driver of growth in the Southern Growth Corridor, helping connect business partnerships like Manchester Airport Group (MAG), Wythenshawe Hospital and other key employers.
Our commitment
We know how important it is that this redevelopment reflects the voices and needs of the people who live and work here.
That’s why meaningful community consultation will be a key part of this journey. Over the coming months and years, we’ll be making sure our residents and stakeholders have opportunities to share their thoughts, shape the plans and be part of this exciting transformation.
Looking ahead
This is a long-term project, and while progress won’t happen overnight, initial development is expected to begin in 2025. As we move forward, we’ll keep this page updated and invite a variety of people involved in the project to share their thoughts and updates.
